About Commercial Overhead Door
We repair and service the doors on storefronts, retail plazas, offices, auto service bays and strata parkades. We don't work on house garages.
Service truck with ladder racks and spare door parts
Commercial Overhead Door repairs overhead, roll-up and parkade doors and the operators that run them, and services them on a schedule, for storefronts, retail plazas, offices, auto service bays and strata parkades across Metro Vancouver and the Fraser Valley. We work Monday to Saturday, 7am to 7pm, for property managers, strata councils, landlords and business owners, and plan each job around opening hours, tenants and residents.

The properties we look after
Our customers run buildings that the public and residents walk and drive into every day. A strata council has a parkade entrance that the whole building relies on. A landlord has a row of retail units, each with a roll-up shutter. An office manager has a sectional door at the back of the building. A shop owner has two or three service bays that open every time a car comes in.
When one of those doors stops, a shop can't open on time, a bay sits empty or residents can't get their cars out. Keeping to this kind of property means we carry parts that suit these doors and plan the work the way these buildings need it.

How a job runs from first call to finished door
We try to keep it simple for the person who has to manage it.
- We ask for the door type, rough size, operator brand and a few photos, so the first visit can fix something.
- We pick a time around the property: before a store opens, after an office empties, or outside the parkade's morning and evening rush.
- If a part has to be ordered, the door is left secure, closed or set to run by hand.
- We say what is wrong and what the repair involves before starting, and tell you plainly when a new door would cost less than fixing the old one.
- Strata quotes can go to the council or the manager, and residents can be told when the door will be out of service.
Where we work and what changes from city to city
We cover Vancouver, Surrey, Burnaby, Richmond, Langley, Abbotsford, Coquitlam, North Vancouver, Delta, Maple Ridge, New Westminster, Port Coquitlam, West Vancouver, Port Moody, White Rock and Pitt Meadows.
The doors wear differently across that area. Salt air near the water rusts springs and shutter guides. Heavy rain in Port Moody and Maple Ridge finds every worn seal. Cold snaps in the Fraser Valley break springs on the first frosty morning. Tower parkades cycle all day. We take that into account when we suggest a repair or how often a door should be serviced.
What we clean
- Overhead doorsWe repair sectional overhead doors on shops, retail units, auto service bays, offices and strata buildings: broken springs and cables, bent sections and track, worn rollers and hinges, and doors knocked off track by a vehicle.
- Roll-up doorsWe repair rolling steel doors and roll-up shutters on storefronts, storage units and service counters: slats, guides, bottom bars, spring tension, locks and the motors that run them.
- Parkade doorsWe repair the overhead doors and gates at strata and commercial parkade entrances: the door, its operator, safety edges and photo eyes, and the receiver that the fobs and remotes talk to
- OperatorsWe repair and install the motors that run commercial overhead doors: trolley, jackshaft and hoist operators, wall controls, photo eyes and safety edges
- MaintenanceWe service commercial overhead, roll-up and parkade doors on a schedule: lubrication, spring and cable checks, balance and safety tests, and small repairs before they stop the door
Questions we get
Do you repair house garage doors?
No. We work only on commercial and strata doors, such as storefront shutters, office and service bay doors, and parkade doors and gates.
Which doors do you work on?
Sectional overhead doors, roll-up and rolling steel doors, storefront grilles and counter shutters, parkade doors and gates, and the operators, controls and safety devices that run them.
When can the work be done?
Monday to Saturday, 7am to 7pm. Early and late slots in that window let a shop or bay stay open for most of the day.
Can you look after doors at several properties?
Yes. Doors across several buildings can go on one maintenance plan with one point of contact, and each visit is written up.
How are jobs priced?
Each job is quoted once we know the door, the problem and the parts. We don't publish a price list because commercial doors vary too much for one to be accurate.
